Partial Inspections – Single components that would otherwise be included in a whole house inspection such as the roof, electrical, plumbing or heating/ventilation/air conditioning systems. This can be helpful for clients who have particular concerns about one primary area of the home. Clients who are considering a remodeling project may find also this service useful. Fees for single-component inspections start at $150.00.
Water Sample Collection – The Oregon Real Estate Transaction law states:
“In any transaction for the sale or exchange of real estate that includes a well that supplies ground water for domestic purposes, the seller of the real estate shall, upon accepting an offer to purchase that real estate, have the well tested for arsenic, nitrates and total coliform bacteria. In conjunction with other home inspection services, clients may ask us to take a water sample and deliver it to Spring Street Analytical. As we are an impartial third party to the real estate transaction, there is no conflict of interest. The fee for a water sample collection in conjunction with other inspection services is $25.00; our fee to only collect the water sample is $50.00. Testing fees vary by requested services; contact the water lab for options.
Energy Use Consultations – Nathan has worked with the Pacific Power and Avista Utilities home energy audit programs and can assist homeowners with finding ways to increase the energy efficiency of their homes. Fees for this service depend upon the amount of time invested and are based on our hourly rate.
Construction Draw Inspections – We sub-contract with several national inspection companies to provide lenders with information about the percentage of construction completed and materials on-site. We have also performed these inspections for individuals locally who may not have a lender but who wish to ensure payments to their contractor(s) are in line with the percentage of work completed. Our base fee for each standard residential draw inspection is $75.00; commercial buildings or more detailed reports are higher. Mileage charges also apply to areas outside of Klamath Falls.
Photo Inspections – We provide services to lenders to verify property location and condition. These inspections typically entail sending several photos of the interior and exterior of the building and can also include custom reports requested by the lender including descriptions of the surrounding area. We also do custom lease inspections which may include photos for verification of equipment on–site and verifying proper identification numbers. Our fees start at $100.00 and depend upon the scope of the information requested.
Consultations – Nathan can meet with you on an as-needed basis at our hourly rate to discuss issues that do not fall within the parameters of our typical services. Examples of this type of service may include documenting conditions for legal disputes such as landlord and tenant disagreements and divorce proceedings; documenting repairs or maintenance for condominiums and homeowner’s associations; destructive discovery with a contractor for unusual repairs; etc. Please call for further information and to discuss your particular needs.
HUD / FHA Manufactured Home Engineering Foundation Certifications – We work with national companies such as Harrison Engineering and Hayman Engineering to do the field work at local properties – visually inspecting the home’s foundation and gathering data for the engineer to make their report.
Expert Witness – Nathan has consulted with the legal team as they gathered information to prepare for mediation or court to resolve disputes involving a home inspector. Nathan’s training and many years of experience provide an unbiased interpretation of the allegations.
Inspection Services outside of Klamath Falls – We perform inspections in Beatty, Bly, Bonanza, Chiloquin, Dairy, Fort Klamath, Keno, Malin, Merrill, Rocky Point and Sprague River in Klamath County and Lakeview and surrounding communities. Klamath and Lake counties encompass a large geographic area, accordingly travel time and fuel really add up. We gladly provide service to clients in these areas with a mileage fee depending upon the distance and we are happy to split this fee if there are multiple inspections in one area.
